Inspection and Testing

Mold Inspection and Testing Consists Of The Following:

1. Full visual inspection of the property

2. HVAC and air ducts video/borescope inspection

3. Relative humidity reading of the property.

4. Structural moisture reading around all windows and doors

5. Thermal Imaging Inspection all interior walls of the property 

6. Swab samples of any visible mold 

7. Air samples in areas of concern 

8. Detailed Lab Report by a Third-party accredited independent laboratory  

9. General findings report with a protocol for professional mold removal of any required work 

Each additional test (air sample or surface sample) $125. The inspector may recommend 1-2 additional samples per problem area.  A standard Air Quality Testing would be one indoor air sample near the area of concern and one outdoor sample. The outdoor sample establishes a reference or baseline for normal mold levels in an area that is then compared to the indoor samples.  The basic idea of our testing protocol is to determine the following

  1. Is there a mold problem?  
  2. What is the source of the problem?     
  3. What is the extent of the problem?  


Mold Testing is an industry-created service offering very little value to all parties involved. Performed routinely within the Home Inspection industry, there is the number of companies that provide Mold Testing services, which almost exclusively are limited to a brief visual inspection for mold and then the procurement of 3-4 mold samples (tests). The result is often a report from a laboratory, which very seldom is appropriately explained to a consumer. A mold assessment or investigation is much more comprehensive. This is because a consultant performing one of these services clearly understands the purpose of the service being performed. He or she will perform a lengthy visual inspection of the property, collecting numerous forms of data from varying meters and equipment. A hypothesis will be formed, and the objective and subjective data collected will be put to the test – as a means to challenge the interpretation and draw conclusions accordingly. 



What Is Mold Testing? How Is Mold Testing Performed?

Broadly speaking, most mold testing involves taking a sample of either the air or a surface. Essentially, a mold inspector "tests" the air or surface to find out what kind of mold exists and/or if the mold found is able to grow in the area tested.

Mold Testing: Air Samples

Air samples can be taken and analyzed in a variety of ways. The most common method uses a "spore trap" and is called a "spore trap sample." Spore traps work by having a known volume of air pass impact a sticky surface as it passes through the spore trap sampling device. Most of the particles in the air also impact this sticky surface and consequently adhere to, and are captured on, this sticky surface. Mold spores comprise a subset of these 'particles in the air' and also are captured on the sticky medium inside the spore trap. When the spore trap is sent to the mold testing laboratory for analysis, the mold laboratory opens the spore trap, applies some stains to the sticky surface that the mold spores can absorb, and then identifies and quantifies the types of mold spores captured during the sampling process. There are other methods of mold sampling, including culturing or growing the mold spores captured from the air, but these are less commonly used.

Mold Testing: Surface Samples

Surface samples can be taken in a variety of ways. The three most common methods are:

  1. Bulk samples. A piece of the sampled area is physically removed and sent to the mold testing laboratory,
  2. Swab samples. Something akin to a cotton swab is rubbed across the area being sampled, often a measured area, and subsequently sent to the mold testing laboratory, and
  3. Tape samples. A piece of clear tape is pressed against and removed from the area being sampled, presumably picking up and removing part of any mold that was present on the surface, and then set to the mold testing laboratory for analysis.
